Texas...?

Wife has been digging on Texas lately... we're looking for someplace not to damned hot (no El Paso desert) and no swampy mosquitos so I guess no really far east Texas from what I've heard.

 

This is future... say 5-7 years down the road we're looking at.

 

Where to live? We don't mind suburban living, but small town isn't bad as long as its say an hour or twos drive from civilization.

 

Looking at some small towns south of College Station... super affordable... but why?

 

Wife is hispanic so that demographic isn't a deturrant. Places of color don't bother us... but let's not get out of hand...

 

What say ya'll?

Texas is average, it is not the worst place to live, but there are 20 better states.

 

New Braunfels or port O'Connor would be the two nicest places to live in the state imo.

 

South of college station would suck, I would rather live in Houston.

Hrrmmmm Port O'Conner looks expensive for a decent house.. and I don't know how much I'd want to be in that hurricane area. You have a bias I'd bet for a boat launch.

 

But that New Braunfels area... hey now.... looks like you can get a pretty nice house for $200-300.... 2k feet.... around 1/4 acre lot... not to shabs.. not to shabs at all.

Was gonna suggest New Braunfels. Great place and they have the Comal and Guadalupe river you can go tubing down. Buddys grandpa had a few river houses there so we would stay there almost every summer. I think youd enjoy it

Any part of Texas is going to be hot as hell. Especially for someone moving from the PNW. Its basically a choice between hot/dry Texas (Lubbock/Amarillo) or hot/humid Texas (Houston, and to a lesser extent San Antonio/Austin).

I havent really been to the western part of Texas much. Stayed in Wichita Falls during my tech school training. Rest of the time was SA but did visit a lot of the other cities. SA can be very hot and dry. Hell my wedding was in the fall and it was still 97-98 degrees outside. My biggest suggestion is live in a place like New Braunfels but still be close enough to drive to the bigger cities like Austin or SA.

 

Also, New Braunfels is like 20 minutes from San Marcos. Tons of outlets there that your wife and kids will love.

How are the housing prices in the Phoenix area now? I worked in Chandler in my early 20's but had to buy a house out in Queen Creek bc it was so expensive.

Dallas and suburbs were ok when I lived there, but that was 20 years ago.

 

Dallas restaurants, night life, shopping and sports are all close by.

 

We had a 2500 sf ranch with a pool in Plano and it was pretty affordable. Zillows estimate for that place now is $339,000.

 

Plano is north of Dallas. I believe the towns of McKinney and Frisco which are a little farther north are more desirable now.

 

I have a cousin and a brother who live in Frisco.

I spend a lot of time in Texarkana. I wouldn't live there.

well, now that we know you spent a lot of time there, the rest of us dont want to live there either.

How are the housing prices in the Phoenix area now? I worked in Chandler in my early 20's but had to buy a house out in Queen Creek bc it was so expensive.

 

We crashed bigly a decade ago; prices have come back up but I don't think they are back where they were at. That being said, if mmm... is retired, he might be open to places like Queen Creek on the outskirts of town (Queen Creek is growing quite a bit BTW). Or Anthem on the north side which gives short access to Sedona and Flagstaff in the north. Or Flagstaff if you want to live in winter, I don't think prices are too bad there but I could be wrong. Sedona I would expect is hella expensive; we were just there last week and the houses we saw were :shocking: expensive looking.

 

Anywhere else I wouldn't recommend including Tucson proper, although you can probably get some decent land on the outskirts for not too much, and have GFIAFP as your neighbor if he isn't dead.

Did I mention I live in the Foothills? We have actual rattlesnakes here. I mean like when I go for a walk, they're out there sunning themselves like Kardashians on the Riviera.

I am from Fort Worth, and I am back there now. Some years, we have multiple days of 105 degree weather strung together. Trees die from the heat. The humidity here kicks Arizona's ass. Also we are getting flooded by Californians.

I would be in Austin too, but Beer doesn't like Californians. Austin is like Laguna Beach, without a beach. Great food, music and art. Has t5he whole hippie vibe going on.

I don't mind hippies.. I actually dig Portland a lot.. it's the @ssholes like antifa... pushy dirty homeless sh!t on the sidewalk heroin junkie fockers I want to be far away from.

Look up Mount Laurel. Of all places, it's an Alabama. The story that's not getting told? Is there's a lot of flight to the South. Like Alabama and the Carolinas. Mount Laurel is this sort of master planned AKA no negroes Community best I can tell. It's beautiful.

 

as an investment, I'd be looking at areas like this. Or more specifically, builders who specialize in it. We are only getting more and more tribal. The coastal cities are becoming more and more awful. Denver? Is infested with crewcuts. That's why all the money is going to Montana and Idaho and Utah.

 

It kind of sucks that the good white people are being chased all over the country. But it is what it is.

 

the one area that seems to be immune to growth is the Northeast. Frick, when I lived in Ohio? You can get a house for $40,000. No . I'm not talking about a beautiful area. And yeah, there are nice areas like by the memorial golf course, but good God oh, that's like meth Central in the Northeast.

 

you want to see a shitshow? Look at Connecticut. They have absolutely price themself out of the area. People are leaving that place in droves. Connecticut for chrissake. White people Nirvana!

 

Any hoodles, if I were an investing type? Seriously, Alabama, Oklahoma City and its suburbs,

 

But I would definitely encourage you to think outside the box. I never thought I would recommend Oklahoma City. A , between climate issues and crime and everything else? That's worth a second and third look. The Carolinas are great, but as you witnessed this past year, they are not immune to weather issues as well.

 

Seriously, I remember in my twenties, AIDS and crack we're supposed to kill off the blacks. The blacks told us so. But God dammit the CIA didn't that one up.

 

 

Central Texas is set for a downturn. Do not go there. Do not buy off on this whole Permian basin bullshit. it's already overpriced itself. Because every thought it was the next Williston. Well it sort of is, all down side, no website. At least not for another 10 years.

If you want to go hit the food truck/hipster scene you are less than an hour drive away to Austin, if you want river walk, 25 minutes. If you want to go to state parks then 20-30 minutes away.

 

If I had to live in Texas and I got to choose my city it would be one of two that i would consider.

Why Texas?

 

- No state income tax

- Family

- You love cookie cutter suburbia

- No cold weather

- Other

 

I couldn't imagine going from any state in the west to Texas, such a downgrade in terms of people, weather, beauty, attitude. Unless you have family or job prospects.

 

Places I would retire to over TX:

- ID: Boise

- NV: Reno.

- UT: St George

- AZ: Prescott, far north East Valley (Cave Creek, Deer Valley, Fountain Hills)

- NM: Santa Fe

- CO: Anywhere except wiff's neighborhood or Pueblo. I'd even live in Grand Junction, that high Colorado plateau is gorgeous.

- WY: Anywhere except Rawlins and Rock Springs.

 

 

If I had to retire in TX I would lean towards the Austin to San Antonio corridor. Hill country is pretty, Austin and San Antonio have ton of stuff to do. Fock Houston and DFW, too many damn people and cookie cutter houses and lifestyles.

:thumbsup: I had never heard of Antifa. I looked it up. It sounds like a movement that would not last an hour here. Homeless and drug dealing on the street is something Austin does have.

Come to California, in 5-7 years the state is going to flip back red, people are fed up, Newsom only won by 400k votes, and Riverside County is now heavy red, where I live.

 

And you can retire and hit all the best breweries in the world, tons of them here, and if you want a side gig, I can put you in charge of security

Also, Fredricksburg is really nice and has a good bit of wineries there. Loved going there.

 

Alamo drafthouse. Watch a movie, eat good food, and drink beer all while watching the movie.
