Ok I checked the link, its purely based on cost to retire. So basically reverse the list. Who wants to retire in places where property values have been driven through the floor?

Back in the 80s maybe. Today Harlem is gentrified and real estate costs a fortune there. Nobody who is actually from NY thinks that Harlem is scary anymore.

Not really. Harlem is a pretty big area. Parts of it have been gentrified and seen an increase in RE values, some in the millions. But most of it is still poor and a shithole. There are far too many housing projects throughout for most of it ever to really become inhabitable for civilized people. That's why they all went to Brooklyn.

NP. The median listing price for home in Harlem is almost $900k. Nobody who is actually from NY thinks of Harlem as some scary place anymore. I would bet the crime rates are higher in Brooklyn.

So you want to compare the .crime rates of a part of northern manhattan to the borough of Brooklyn? Genius. Parts of Brooklyn had/have the highest crime rates in the city. Parts have been and are among the lowest. It's really big. But thanks for your insight.
