You probably know this but the president doesn't set the federal funds rate, and it did get lowered 3 times in Q4 2024. And as you said it was high to fight inflation. So blaming Biden for mortgage rates doesn't make sense. The fed has paused further drops because of tariffs, so that is the case to blame Trump. We can also look at construction costs, up in 2025 due to higher material cost, thanks to tariffs.

Mortgage rates started going up as a result of inflation and monetary policy. I believe they would come down if the fed lowers rates, which it has refused to do to date due to the inflation risk of the tariffs. I also believe that mortgage rates are high due to the deficit.

I asked you for evidence that companies left and are now returning or investing when they wouldn't before. If there is a comical amount, provide me some, any, please?
