We can also look at construction costs, up in 2025 due to higher material cost, thanks to tariffs.

Mortgage rates started going up as a result of inflation and monetary policy. I believe they would come down if the fed lowers rates, which it has refused to do to date due to the inflation risk of the tariffs. I also believe that mortgage rates are high due to the deficit.
