Did you snap the old putter on 18? O Works are nice. I really liked the tank anser style putter. I'm not a huge insert fan, and that insert was a tad bit soft, which was interesting with the heavy head. I went in another direction ultimately, but it was in the final considering with the cameron and a miura I just grabbed a 3H and 4H JPX 900's off ebay... $75 for a mint condition used 3H, $100 for a new 4H... Pretty good deals considering these are $250 msrp and are last years model.... Both of them you can adjust +/- 2 degrees, so tons of gapping flexibility.

39/40 in Friday afternoon. Z Star XV really impressed me. Much harder ball than Pro V but it wasnt harsh. Was able to stop the ball around the greens and it was without a doubt longer off the tee. Had some wind and these performed above expectations.

They aren't a 'waste', overall they may be sub-optimal if you put alot of sidespin on the ball with your woods and irons, may be a net negative even with the short game gains. At the end of the day if you put a bad swing on the ball, the ball, the club, the marketing hype isn't going to save it. If you are a high handicapper your game is the limiting factor, not the equipment

If his lease has parking included, he can't sell it now if he wanted to... What likely happened in my mind is that the guy rented the condo knowing there was no deeded parking. At some point Ed got the spot deeded to him, and maybe let the tenant park there (giving him too good a deal as parking costs $). He can give the guy a head up once he has a deal. If he doesn't have a deal, no reason to spook a renter into leaving. If he doesn't sell the spot, he should jack up the rent on his tenant once the lease is up for renewal.

Also I just noticed it was deeded to you in January. So deeded parking likely isnt in the lease anyways so you arent bound to it. Hopefully you charged the tenant for parking once you got control of it

Thats an asset management decision. There is value in stability. There are costs to rent, vacancy loss during the search and turnover costs (cleaning carpets, painting, other fixes etc) If he tips off his renter now there is a higher likelihood they will prepare to leave. He may want more than market value to induce him to deal with the associated headaches. But in base terms its a math problem But circling back, giving a guy who has a one year lease (less than that, however long he has left on it) half the value of a deeded parking spot is insane

Definitely dont share it with the current renter. On lease renewal inform them that parking is no longer included. May need to find someone else which will add cost and youll get less rent. If you can figure out how much less rent you will get you can get a value that way as well. Or value off of comps if you can discern the parking premium Tell the dude parking is tied up in current lease, wont be available until the lease turns, give him the value if you are willing to let it go for that and see what happens. You have a captive buyer
