AZ Brings Back 160 Year Old Abortion Ban

Why lie? When you know that is not what I posted. Stop lying dude..... SMH
  2. Yeah, Portland said they could not find any data to prove legalization of drugs would make the situations worse.....but there were also people with simple common sense who knew it would..... If you insist on abandoning common sense and hiding behind cowardly notions like "the data doesnt show that"....YOU should have to live in the midst of the focking dumbarse sh!t morons like you create....

AZ Brings Back 160 Year Old Abortion Ban

Another example of pulling up some archaic law and misusing it.... I see that this time its impacting the favored ideology of Democrats....so they suddenly care. Here were are, in one of those places where your malleable morality allow us to stand side--side, I agree that this move is bullsh!t

I think your bias allows you to justify bad things done by people you prefer. I think you are the kind of coward this nation could do without.

Almost....what it means is that they are forecasting rates will likely be dropping, they think the Fed is going to drop the rates, and I trust their judgement on this You are odd.... @Alias Detective This is what I am talking about, I have to post extra because people are like this.... objectively stupid.....

It was a non-specific question, and I tried to answer as broadly as possible.... too often people will misinterpret what is written and turn it into something else....so I was trying to get a little ahead of that perhaps. Big meaner.....

Usually when the consumer arena is struggling the demand for rentals will increase as people delay buying homes due to economic uncertainty or difficulty in securing mortgages. It can lead to a steady stream of tenants for luxury rental properties. Luxury rentals usually bring higher rental rates compared to standard rental properties. Even when things go poorly, affluent individuals tend to still pursue upscale housing options, enabling higher rental income. Luxury properties in prime locations tend to enjoy long-term appreciation and hold their value better even during market downturns. BUT Even though demand for rentals may increase during a downturn, the big risk is always vacancies..... . Affluent tenants have more flexibility and options, sometimes leading to longer periods of vacancy. These kinds of properties usually require higher maintenance costs compared to standard rental properties. You may end up throwing some serious cash just maintaining the property to keep it attracive to the target market....and this sh!t can really eat into profits..... Then you will have the issues with terms.....sure you can declare the value of your property to be what ever you want, but in the end the bank has to agree to it.....and this is where financing can get dicey.....you can start the process with your valuation intact, and then get to the end and the valuation has changed....and not in your favor.....this luxury market is highly unpredictable.... and dont forget the taxes too.....usually the taxes are less than they should be against market value, unless the market dips of course... If you are not dealing in high-end properties there is less fluxuation, but then too less risk.....so less profit potential.....

    This economy is so bad

Good point.....I wonder what level of influence that might also have.

    This economy is so bad

Check out figure 3 I proper research project would be needed to get deeper into it. For me its potentially a validation for de Beauvoir.

    This economy is so bad

There is an interesting aside. Women are lagging in a return to the work force. And the natural question is....why? I think I know the answer, and I think it traces back to the 1975 feminist debate between Simone de Beauvoir and Betty Friedan. Friedan essentially posited that women should be granted the choice to work or stay at home or whatever they want..... de Beauvoir opposed that stance, and asserted that given the choice women would likely choose to remain in the home....and she did not want them to do that....so she insisted that they be compelled into the workplace.... Well......during the pandemic....people were forced to stay home.....and women are choosing to stay there..... pretty fascinating....

    Trumpers got The Rock

My second paragraph is spot on. And if you follow global politics.....more is coming. I have never seen foreign policy so poorly handled, but to be fair one can enjoy profit from the mistakes. Also, inflation is not "coming down", it is simply not rising at the fevered pace any longer. So long as there are no more dumb money infusions....please Mr Biden....no more stupid from you..... then it can be controlled, but the damage is done...and not easily unwound.

Agree. What Blackstone did here was in the consumer rental arena.... they are signaling they think there is going to be some capitalization opportunities.... I trust these guys, they think they see something....worth watching...

If you are affluent, the economy is rather nice.....if you are not affluent, you are miserable. There are alot of people who are not affluent. If you think we are not "engaged" then I might suggest you reconsider. Our engagement is rather profound.....I profit from our engagement.

I dont really care who supports the Rock any more than I care who the Rock supports. His "support" should not matter to a reasoned individual.

The border/immigration. economy/inflation, foreign policy/wars..... I am less enthusiastic, as are many....demonstrated by the polling.

I think that correlation is not something I will accept. I get why you might do it, but I am a little more critical of extending peoples actions to other peoples words. I think that tactic is abhorrent.

Just because they have not done anything to the capital does not mean we should pretend they wont. These folks are dangerous. They proliferate in the middle east to be sure. To say they are dangerous probably understates their threat to a large extent. Framing the January 6th event as you have is certainly fine for you. I prefer to not be manipulated. But if it makes you feel good, I leave that to you.

I am. I think there are plenty of people who hate this nation; because they are focking morons who have no real world exposure....and they are mostly harmless, except when they vote.... But these clowns that I noted....they are something else entirely....I have spent years mingling among them, they are less funny....

This is all you have? Hey, I leave it to you. I would not want to suggest you think about other things that affect our lives. If things such as this bother you, that is fine for you. I am less focused in such unimportance. But each of us have things that matter to us.
