Browns are a qb away from being a lot more competitive, Bengals are a Burrow away but it may be too late with their brutal upcoming schedule, and the steelers have a ceiling with rodgers. Good teams just not great at the most important position.

I think the AFC North is better than their rankings.

Not really a way to force a refinance though. But it would be a nice vehicle for first time homebuyers or someone working their way out of poverty. -

It's a weird dynamic. You have aging neighborhoods with families who struggle to make investments, and it's a slow process as other nearby properties become available as investors take them on. Or just let them continue to deteriorate and hope homeowners keep them up. And even then, at some point the infrastructure below ground will need to be upgraded in the general vicinity. While new construction is slow because it takes so long for the investor to recoup what they have into it when you think of upfront costs with streets and sewers and not to mention limited margins with cost to build and labor. But I agree, it shouldn't be longer loan terms.
