Think of it this way. The bank loaned you $255k. You took that money and you bought an asset. That asset is worth something if you decide to sell it. Specifically $290k in this instance. It's the same as if the bank loaned you $255k and you just put it in a bank. In that case the asset is the cash and not a house. Now if you took the money and wasted it on a party or something and had nothing to show for it, then you'd be worth the $50k you originally calculated.
-
Your net worth is 310k+35k of equity in the house. Or if you prefer... 310k + $290k house value - $255k outstanding mortgage
-
Now I'm confused. You said if you subtract your mortgage from your savings, stocks, and retirement you'd be worth $50k. If you're house is worth 35k above your outstanding mortgage, your net worth would then be: Savings + stocks + retirement + $35k - any additional debt
-
the outstanding mortgage balance is typically offset by your home's value in a net worth calculation because you could sell your house and pay off the loan (and potentially keep any profit). His confusion is because you seem to be ignoring the home value.

Holy shìt... For real? I guess it makes sense. Between ads and the subscriptions they might come out even.

Lol, Allen just threw the ball ten yards out of bounds and the refs are trying to call PI.

After decades of advocacy, suicide deterrent finally comes to the Golden Gate Bridge

Every study is apparently flawed. The flaws are usually pointed out by the people who don't agree with the study. This has been repeated over and over and over again with covid. -

It's a study though. If it doesn't say what someone wants, the study is flawed. -
According to this peacock had 30M subscribers in December. If I assume 2/3rds of those subscribers watched the game, that would imply about 3M new signups just for this game. Let's say it's even 1M new subscribers; they'll never let that go. Out of that 1M, you can figure 400k are probably sticky. That's too profitable to not have cbs to copy the model at least.

Looks like we'll see more games being streamed. Apparently 23M people streamed peacock. Ain't no way the networks are going to leave that kind of money on the table. https://www.si.com/nfl/2024/01/15/nbc-bragged-streaming-numbers-peacock-only-playoff-game

As interest rates come down, I'd expect the dividend stocks to go up. I'd probably look for safe dividends payers like utilities and maybe a Verizon. Pfizer disgusts me, but I'd probably invest in them since I might as well profit on their ability to manipulate the public. I doubt the fed starts dropping prime rates though unless we have some sort of recession looming.

I knew you wouldn't take any advice from me. I just wanted to make sure everyone knows I'm just some schmo that just likes talking about financial stuff. I don't want to be responsible for anyone's finances but my own. And for my part, I don't put a lot of stock in social security when I'm doing retirement planning. By the time I get there the social security age will probably be 72 or some shìt, and I can't see myself working to even the current ss age.

Don't forget, a group of people taking over city blocks, kicking out the authorities, and declaring themselves an autonomous zone. That was the summer of love and not an insurrection. -

If the goal is to save 30 lives a year, it would probably be better to close the southern border. I'm sure way more than 30 people a year are killed by illegals. -

You're asking the wrong question. If it cost a trillion dollars to save 1 life, would it be worth it? No. Leaders have to make these tough choices. How can we best allocate resources to do the most good. I'd argue that 224M for 30 lives a year is probably not a good investment. -

Well let's not jump to conclusions. How many selfies did they take? -

Doesn't seem like good ROI on $224M if only 30 people per year jump. Not to mention I'm sure some jackass is going to sue the city when the get jacked up landing in that net wrong. Then the maintenance costs and rescue costs to get them out of the net. -
Just to be clear, I don't want to convince anybody of anything. It's your money, you should do what you think is best. In fact please don't do anything based on anything I say. That said, I think it depends on what your goals are. If the goal is to make as much money as you can before you die, it probably makes sense to keep an aggressive split. If the goal is to ensure you can maintain your standard of living until you die, once you hit that point, why take any risk?

If they tackle like they did against the Rams if they end up playing the 49ers, they'll lose by 30.
-
I am happy to see Goff get his win though.

Detroit doesn't deserve to win this. They haven't tackled or made any adjustments all game.
