    Yes you do. If it’s a squirrel it’s probably making a nest so you should be able to see it coming and going outside the house from the general area you hear the noise even if you cant see the exact spot it’s getting in.

    of course. and this is where I do think there is a financial argument to be made for owning. But if you buy when you are young and should be relatively risk tolerant with your investments, that down payment (yours was pretty low for your area), would be invested in stocks and more liquid to move it around as you or your adviser saw fit. Your mortgage also doesn't account for the stuff that is baked into rent prices (landscaping, maintenance, some monthly utilities like water/sewer/trash). but yeah in your area, my area, a lot of areas its still not going to touch the cost of monthly rent.

    I've commented on this subject in other threads. Mostly on the non financial reasons people give for one being better than the other. Peafoam gets triggered by almost everything so he likes to get his panties in a wad and act like I'm bashing him for renting (which would be weird since I rent). I was mainly focusing on the ideas that renting allows you to do more traveling... or that you somehow don't pay for AC but have an electric bill . at the end of the day, everyones situation is unique and there's really not a big financial benefit for either option. I mean, some people rent because they prefer a nomadic lifestyle (even if they just think that and hardly ever move around) and some people prefer the idea of setting down roots (even if they are constantly traveling and rarely home). Your equity in your home, like any other investment, has an opportunity cost. The 500k you have in home equity could have been put into another investment if you were renting, etc. Some prefer real estate as their investment, some would prefer other types. About the only thing I would point to in favor of home ownership is that in a lot of areas, your monthly rent will be decently more than your monthly mortgage/taxes combined for a smaller space

    apologies. I like pork roll (i call it taylor ham) in any situation, it's just not beating out bacon. at home I will probably do taylor ham as often as I do sausage though. I've become too lazy to cook bacon at home even with my preferred baking method.

    From a legit Jersey diner I’ll take bacon egg and cheese on a roll, SPK. i do also like the sausage egg McMuffin making something at home I’ll usually do a sausage patty or link cut in half with egg and cheese on an everything bagel….. orrr I do enjoy spam because I’m a salt addict but I Havnt had any on hand in a while.

    I don't read every post of every topic like some of you so no clue what his actual situation is aside from being a renter but regardless, my point still remains. Ragging on him for renting because he lives with a bunch of strangers is silly. It's really not much different than having neighbors of any kind. Sure, you're closer together but even homeowners are living amongst strangers and i'm sure you have some neighbors you can't stand. If not, you probably are that neighbor. A lot of the reasons people give for preferring to rent are honestly pretty bogus. And this is coming from someone who is currently renting after selling. I'm in a good situation because I'm friendly with my landlord and my % increases are minimal. If someone has a truly fixed rent, that's great but generally, "perks" like no landscaping, snow removal, basic upkeep, maintenance if something breaks etc. is all baked into your rent. No taxes... but that's baked into your rent. Being able to travel is the most comical. Owning a home doesn't stop you from traveling. When I rent or when I own, I give a key to a friend or family member to come take in packages and mail anyway. When I owned, maybe I asked them to run the water if it was winter months, check the central air in summer months, bring my recycling out if I had any... nothing that absolutely has to get done. neither am I, which is why his childish responses are so laughable. He got super defensive and claimed I was taking shots at renting when all I was doing was commenting on how someone's home equity is no different than the rest of their net worth when they die. I have seen a few reasons given in this thread and I sort of remember some things he said about it in a different thread a while back and all the given reasons were pretty bad. Some of them even made me question if he actually rents or potentially just lives in his mother's basement. I already mentioned some of the bogus reasons above. Some others I remember were not having to buy appliances... which also means you are not picking out your own appliances and are at the mercy of your landlord. I think he also mentioned not paying any utilities beyond electricity... again, water and sewer bills, while not big expenses, are baked into your rent and if you rent somewhere that doesn't charge you for heat, that means they control it. He also seemed to think he wasn't paying for his AC but he had an electric bill, lol. The main benefit to renting is the ease of moving around if you like a semi nomadic lifestyle. My cousin and her husband only rent and over the last several years have lived in NYC, NJ, SF, NJ again, bumblefock PA, and now Philly. It's still a hassle to break a lease or time a move perfectly or sublet if allowed etc, but it's obviously much easier than constantly buying and selling homes. And the shift to remote work helps people feel less like they need to "settle down" in many cases.

    i have no doubt he is financially illiterate and his "living the dream for me" is likely the result of some poor choices earlier in life. his level of stupidity and lack of reading comprehension is well documented. However, why does his renting mean he has to have any strangers? You are aware you can rent a house? I rent a townhome for example. no strangers above or below me or to my left. And even if he is in an apartment "complex" or building, the idea of living with a collection of strangers is really no different than anyone living in a standalone house in a suburban neighborhood. It's all neighbors for everyone... and yours likely think you're a moron as well.

I gave a simple response to your simple comment about homes and death and you immediately got defensive about renting... which is odd because I never commented about renting (I have owned and rented and currently rent). So who is the defensive one? Maybe the one who needs to add 'peanut' at the end of his post.

    good lord you are a child yourself. glad your own kid didn't turn out like you needing to leave something behind and wanting to are not the same thing. Just like you are "living your dream", some people dream of building generational wealth. Regardless, the point was that saying a house, as part of your net worth, is useless when you die is incorrect. It's just as useful or useless as any other part of your net worth, depending on your goals.

    Get over what? I wasn't advocating one way or the other. No need to get bent out of shape . Just pointing out that a home portion of your net worth not being realized by you, personally, when you die means nothing. None of your net worth is realized when you die. It's realized by your children or other beneficiaries as part of your estate. If you don't have kids, don't want kids and otherwise have no younger family (ie nieces, nephews, etc) that you wish to leave inheritance to... then you should live your retirement years to their fullest and just make sure you can maintain whatever standard you want to a certain age. Other's will want to take into consideration what they wish to leave behind, and a property (or % owned of a property) is very much part of that equation.

    I have much $$ interest in the 49ers but I have a feeling the Packers are that higher seed catching fire at the right time like the 5th seed Giants, 6th seed Steelers. Not saying the Pack wins it all but this wasn't the team I wanted the 49ers to face. Would have been much better, imho for Dallas to have won and San Fran be playing Tampa. Though that's not some sort of hot take... but I'd have been less worried about the winner of the 2/3 matchup between Detroit and Dallas in the NFC title game than I am about this week. On the other side i'd like to see Baltimore/Buffalo. As great a story as CJ Stroud is, I want to see the two better QB's / overall teams facing off and I just want Taylor Swift done for the season
