    Jets facing a must win. Last week didn't feel like a must win but now that loss has made this game against LV very important. Lose this and you fall to 4-5 with Buffalo and Miami on tap. If you can't find a way to split those and are sitting at 4-7, I worry about locker room discontent and a repeat of "Mike F'ing White" in the form of "Trevor F'ing Semien" which was ridiculous to begin with. However, win this game and fine a way to split the next two and 6-5 would look really good with Atlanta and Houston on tap. both teams playing relatively well but both games that a team with the Jets relative talent should be able to beat.

    As someone with some dynasty exposure to Cedric Tillman, I was happy with that. Cooper not getting any younger, Elijah Moore is a good WR who will never be a #1. Hoping it opens up more playing time and targets for Tillman. He was a 3rd round selection after JSN and Mingo.

    I'd really only hire a management company if the property you're renting out was too far away from your main residence. It's an expense you shouldn't really need for a single rental. My aunt had 5 rentals. 4 condos near her and 1 vacation home in Cape May NJ. They used a management company for the vacation home for obvious reasons. She would just occasionally work with a realtor friend as far as the 4 other units. She sold 2 of them over these past 2 years. 1 to her daughter and soon to be husband (they actually just bought a rental property of their own in the same town and had a tenant lined up before they even closed on it). The issue is the mortgage. Which I've mentioned in a few other posts so not to beat a dead horse but I wouldn't bother trying to rent out your current home if you can only get 3500 with a 2300 mortgage. I would sell the home and do what you've already hinted at. Invest the funds where you feel comfortable, in something liquid or with a 5 year max term since you said you'll be back in a max of 5 years. THEN decide what you want to do. See how the housing market is when the time comes. You said you would get 300k on your home sale. I assumed that was your net amount. So you should have well more than that in 5 years. I think it only makes any sense if you can purchase the rental for cash and charge a bit more than wherever you choose to rent as your main residence (maybe the rental is in a more convenient location for a commuter, etc) Then you have your own monthly rent covered, with a little profit each month. It won't net you more per year than the potential interest income BUT the main thing is you own the property. If done right, Real Estate can be one of the best long term investments.

    Imo better to go with a high yield savings (4.25 upwards of 5%) fully liquid just in case you need more than the penalty free 10% or want to pivot into a different investment. I don’t like locking in money, especially when there could realistically be another rate increase

    That’s a good cautionary tale but I would also caution anyone wanting to be a landlord and generate a rental income from purchasing that property more than 15-20 minutes from home. And would definitely not suggest 4 units at once to start out. Too much to worry about with 4 separate rentals including having all of them always rented. You can go with a management company but do your homework, otherwise 1 close rental property do it on your own. Also this example brings me back to my thought of only doing it if you can buy the property with no mortgage. If the housing market crashes, you treat it similar to other investments. Don’t think about the properties value on a day to day basis and have faith it will recover.

    CIT bank has an online savings at 4.95, just so you know. I opened and moved a chunk out of my Cap One which was paying 4.3 I don't dislike the idea of a rental property, I just think that's something you'd want to do pretty soon after returning which means your theoretical numbers are much higher because you based them off 10 years. I think if you can find a good rental property that you can make a cash offer on, which will also allow you to get it for a bit less than making offers and getting a mortgage, It can be a nice income stream AND a piece of property in your portfolio.

    that's why it can't be done with mortgaged properties. 1-2 fully owned properties and that rental income stream is hitting right away, with the added bonus of potential appreciation of those properties for if/when you decide to sell.

    You should absolutely be investing the whole thing immediately if you have no use for the funds while in Japan. Although you are giving hypothetical figures for a 10 year period when you say you may be back in as few as 3, max 5 years. I can't imagine you want to go 5-7 years without access to that money, so make sure it's in something with easy access. I would safe side it at 400-450k after 4 years, depending on average annual ROR. Or put it in bitcoin now and have 3 million... i assume... after 4 years. by the time you get back you can see what your options are. Mortgage rates might be more palatable. The idea of down paying several rentals is not one I like. Taking out several mortgages, at whatever the rate, sounds like a royal pain in the ass. That's a lot of closing costs as well to eat up front. One or two rentals like that, maybe. I think it would be much better to find one nice place you can make a cash offer on. Not sure where you would be moving back to but even a condo or modest home in a commuter friendly neighborhood, you'll be able to charge a nice monthly rent on. Likely enough to cover all fees associated with owning the rental (maintenance or hoa fees, property taxes, utilities not paid by tenant, etc) as well as your own rent. Probably minimal or no money left over though but you own that rental property outright.

    Well, he's talking about doing that 3-5 years down the line. Rate environment may be significantly different. We saw mortgage rates swing from sub 4 to above 7 in a matter of 1-1.5 years. I would agree with owning your property, regardless of type, before accumulating rentals.... but i've seen it done by close friends, husband and wife, who rent their main residence. They own 3 rental properties outright. The monthly rent they get from all 3 covers upkeep/expenses/taxes on those 3 properties and their own monthly rent of main residence with money left to bank. Those 3 properties have also obviously appreciated in value.

    Pitt just seems to get the job done. I was all over them against Tennessee. I don’t expect them to beat upper echelon teams but against another mid-level, 7 seed hopeful, I’ll take them especially at home. edit to clarify I’m not calling Green Bay a 7 seed hopeful

    obviously all due to Rodgers. Still at 4-4 with Rodgers on the sideline and pushing a December return, it's going to draw eyeballs. Maybe the Raiders being the opponent is enough to warrant a flex... and as a Jets fan, i'd rather it get flexed.

    what are you guys liking for tonight? building my no risk SGP. As Listen2me said, I like to keep it small. Enough to make the +400 qualifying odds. I don't like too many legs for same game. I don't like DJ Moore over 58.5 yards. Hasn't hit that since week 5 and only 3 times all year. Kmet has had 18 targets the past two games. I am liking his over 37.5 yards (hit in 4 of his last 6 games) and his over 3.5 receptions. Of course fanduel has that at -150 odds. You could do alt receptions 5+ at +136 TD scorer is tough but Kmet does have 5 on the year. probably staying away though. Thielen boned me last week in the FFToday 3 and out contest. only 113 people left entering week 9. I was torn between him and Waddle though so ultimately didn't matter. Should have gone with CeeDee. Thielen over 6.5 receptions if you think he bounces back. He's only been under that twice and once was last week where he still had 5 in a clunker. If Carolina comes out running on the Bears, Chuba has taken over 1A duties but I kind of like Miles Sanders at over 21.5 rush yards. I think he can hit that with 5+ carries. Thoughts?

    Dell, Wilson, Adams, Ridley touchdowns are mostly difficult to predict but my rationale Dell: if houston is playing from behind, we know Stroud can throw it around. He has a few options but Dell has been coming on Wilson: Steadiest stat lines, raiders pass D give him the edge over Adams Adams: could be 4th. Sauce is Sauce and I think DJ Reed might be pff's top rated CB right now. Ridley: disappears too much. Even a lesser 49ers defense doesn't mean much if Kirk and Engram are getting all the love

  24. I can, because of the sacred educator code but okay, for another example I used to volunteer at a rescue squad as a dispatcher when I was in high school. If there had been a 22 year old EMT and we hit it off and started boning, that’s all good? As long as we are both “employees”? again I am not saying it’s right, I’m just saying I don’t understand why anyone is surprised when sex hungry teenage boys are put in daily close contact with sex hungry female college grads and these things happen. and before anyone says why isn’t she going after guys her own age… once again, they basically are the same age. A year away from being in school together.
