    Buying a House vs Renting

Uhmmm... 6 years ago interest rates were sub 3%. What were they waiting for free houses?
  2. Yeah... DOD schools in Japan. Oldest is in the Space Force now, and the daughter is going into her sophomore yr of HS. Skipped a grade in math back in middle school. AP classes lined up to graduatuon.

    Buying a House vs Renting

One caveat I hadn't mentioned before. Our oldest is 20... next is our 15 yo daughter. Then of course the 5 yo daughter. Thing is... we don't know where they will eventually end up and hopefully start their families. I'll tell you one thing though, being away from our son while he has been in the military has sucked bigly. I mean really sucked. I love spending time with my kids. We can't imagine just okay... bye bye now. You go live wherever with your spouses and kids. We're up here in the PNW. Call us sometime. Fock that! I am going to be where my kids/grandkids are. Don't care if we have to have two condos and switch every couple months. We will be in our kids/grandkids lives. F that absent grandparents BS. So maybe not buying... renting a house or condo until we know where they plant will suffice.

    Buying a House vs Renting

My old man just sold his last 14 plex up in thr Bakken in Williston, ND. Apparently made good money off them but yeah. He said its a ton of work and its hard to find good help to do it. And people are worse than ever, entitled whiney, empowered in a not good way.

    Buying a House vs Renting

Right timing man. I mean, think about it. The house I paid $405 for in 2017 sold for $625k last month. Our mortgage was $2150 @ 2.75% Currently that same house... $4,170 Sooooooo... yeah.

    Geek Club Rich...

Right now... I'm renting a room in Colorado Springs, CO. Wife has a DOD job in Japan. We sold the house and moved over there in May. I had to come back to finish up work. I'm 49... I will retire in Nov. @ 50. Our "home of record" is Washington State. No State Income tax and they don't tax pensions/retirement. We'll be back there in 2027. But... for the next 3 years, no mortgage/rent/or utilities. No car payments as you can buy a Lexus over there with 50k miles for $4k cash. Should be a pretty soft landing for retirement the next 3 years.

Anyone live in or frequent Japan?

Mrs....beer put in for a job in Japan about a month ago. She got an interview last week and they called her references the next day. The day after the hiring manager emailed her saying due to recent changes in regs she needed to speak with Mrs...beer's immediate supervisor and what was their contact info? Sooooooo... probably a pretty good chance we'll be moving to Japan! PCS (meaning the .gov will pay for our house to sell, pack and move us), housing allowance, and over seas stipend included! I can't retire from work until Nov 2024, so once the house sells, I'll head over to Japan for a month or so with the family to get settled with the Mrs and the girls. Then I'll probably head back to Colorado Springs where the boy is in the Space Force and hang out with him in a rented room until Nov, retire, and head over! I mean.... we're pretty sure it's a go at this point, but it's been fun thinking about a new adventure. Everything I've read is pretty good stuff. We'd have to sell our cars and just buy there, but seems pretty cheap, like Lexus with 50,000 miles for $4k cheap. We'd have to live on the military base but I think I'd rather. The digs are smaller than American places, but the price is right! Usually first contracts are for 3 yrs but you can only stay for 5 total anyway. Then they move you back. Anyway... juat an update. Oh also we did end up adopting my brothers little girl. She's 4 this year so... yeah for starting over! My youngest is 15... haha.

    Geek Club Rich...

Yeah... I have WEAPA term life @ 1mil From 50-54 it's $2,175.96/yr for $1m From 55-59 it's $3,615.96/yr From 60-64 it's $5,889.60/yr for $900k From 65-69 it's $4,638.36/yr for $400k Vs.... at a minimum $6,800/yr for the 50% survivors pension which would be $34,000 a yr not counting COLA's each yr. In order for Mrs...beer to get 50% of my pension should I die, I have to give the .gov -10% a check, which is like $565 a month. I feel like I'd want that money up front and just keep paying the life insurance instead.

    Bought a Steamdeck...

Sorta bored here at times when the boy is at work and I'm just chilling by myself. Only computer I have is for work. So... I've had my eye on a Steamdeck for awhile. We have about 200 games in our library. The other day I said meh... may as well get one. So I picked up one of the new OLED screen jobbers. https://www.steamdeck.com/en/oled I went with the 512gb as it comes with a micro SD slot so... Excited to try it out. Still waiting for it to ship. Anyone have one?

Us discussing it awhile back hasn't left my mind. I figured you know what... it's seemed to have lasted the test of time. Usually these things will Peter out after a couple years. Hopefully all the bugs are worked out!

    Black Jobs

I would assume he means unskilled labor or service industry jobs. For sure the Methicans have those markets cornered regardless of the other races.

Anyone live in or frequent Japan?

I came back, grabbed some stuff outta storage and drove to Colorado Springs, Colorado. Been here a month now. Still remote working and spending time with my son. We sold our house in 10 days in Vancouver, WA. All said and done we made $223k. As it was our primary residence for 7+ yrs and the profit untaxable, we took $8k for me (I turn 50 this year) and $7k for her and filled our Roth IRA's for the year. Also took $5k and opened a UTMA for our 5yo. The other two kids Roth and UTMA are doing well. The other $203k I opened a joint brokerage account and bought SCHG... it's up $6k in thr last 2-3 weeks. Would love to see that thing sit there in that for 10 years. Could have another retirement income stream in itself. So yeah... living in a room for rent in a nice part of Colorado Springs. Marking time... I have 800+ hours of sick leave. The .gov only gives you "time in service" for 1/4 of those hours and you lose the rest. I already talked to my doc... in August I'm taking our son back to Japan to visit Momma and the girlsfor 3 weeks utilizing that use or lose sick leave. Then... end of August we'll head back here. My official retirement date is Nov. 30, 2024, but... last real day of "work" will be October 23rd. I'll have enough annual leave saved up to burn it all at the end for that last 5 weeks. So... ya.. plan is coming together and going forward.
