    Yeah we were basically just talking about that dummy, as anyone saying “you couldn’t spread it” was likely based on the incorrect belief that you couldn’t get it in the first place. But anyone saying those things was wrong as I’ve called out in the past, the trials showed it was 95% effective against infection so it was always possible to get (and spread) it. Before Delta, that number was pretty accurate, and really only went down slightly with Delta. Oh, they banned people from working or even working? I was always against the mandates anyway, but there has been data show that the workplace mandates saved the most lives of any measure that was taken. Also, being “banned from going anywhere” is an extreme exaggeration, but I know you know that.

    They’re wrong about most Covid stuff, but It was still a dumb thing for Biden to say. I know Fauci said something similar once, but in like 99% of his interviews he usually called out the 95% result, so when they bring up Fauci saying it they are being a bit disingenuous.

    No he wasn’t, but like I said I’ve called him and people who made similar statements to that out previously. “You’re not going to get Covid” implies 100% effective, but even the trials “only” said 95%.

    No it was not. Based on many real-world studies, the first 2 doses WERE ~90-95% effective at preventing symptomatic infection prior to Delta. With Delta, they were still ~60-80% effective at preventing symptomatic infection. It wasn’t until Omicron (and it being ~6 months since most people’s 2nd dose) that effectiveness against infection was minimal. A bunch of gay dudes getting Covid at an orgy isn’t proof that it never worked against infection.

    What I’ve seen a lot of articles quote is something to the effect of that empty nesters own a higher % of 3+ bedroom homes than people with children. Condos are a very different market than SFH’s, moving from a larger SFH home to a condo would absolutely impact the supply of homes that families are looking for. Moving to a smaller home not quite as much, but still likely different homes than families are usually looking for. And if retirees sell one home to buy another one they will often (but not always of course) move out of bigger metros and to more retirement-friendly destinations.

    “Capable” is relative. There are still a lot of boomers that were/are “capable” of taking care of their longtime home but just don’t/didn’t want to so they sold it. Even if they don’t go to a retirement home, they could still buy a smaller home (presumably for similar or less than their current home is worth) or move to an apartment or condo (that’s what my parents did). Obviously they don’t “have” to do that but historically that’s what’s happened. I think with the huge increase in equity there were a lot of boomers that renovated their houses to make them more liveable for an older person. Also I’m sure a decent amount that have their millenial kids that may not be able to afford their own home living with them and maybe taking care of them.

    To cash in on the equity. Then could either buy a smaller house in cash, rent, or move to a retirement home/community. Although the cost of even buying a smaller house in cash is likely deterring some from doing it though.
