heavy-set 39 Posted July 12, 2006 they will take you to small claims court and you will likely lose if they can prove they made the repairs/cleaning. if they are just billing you and not fixing/cleaning, id say fock them how long were you at the apartment for? is their legit wear and tear that must be restored. ROBOKOP 0 Posted July 12, 2006 Prior to owning my house, I have had problems dealing with landlords in the past as well. My suggestion: Do a little research and print out the applicable civil law regarding tenant and landlords etc. Most state laws are available on the internet. Make sure you learn what is legal for them and you to do. The will likely have to provide a return of your security deposit minus any itemized reasonable expenses within a certain time frame. They would likely have to provide receipts for any repairs or damages. Cleaning expenses, and BS write off are usually not included. Review your lease as well. Author a very professional letter outlining the law and including a copy of such. Conclude the letter by stating that if things are not settled appropriately, you will take him to court whereas he could be liable for all legal costs and possibly double or more of the security deposit. Both landlords and tenants usually learn lessons as they go, such as its a good idea to be taking pictures/video when moving in of the condition of the dwelling. texasmouth 1 Posted July 12, 2006 Dont they always paint before they bring in new tenants? Clean the fock out of the place so they cant claim "cleaning fee." Might be worth a little work if you want your deposit back. Depending on how much your deposit is, go to home depot and buy some new blinds. I replaced mine with some cheap crappy ones from home depot. Some places are just out to fock you. BTW, maybe it differs by state or by lease but I don't think you're liable for light repairs due to "wear and tear." Like, it's expected that the landlord is going to have to paint when you move out and that carpets will have to be replaced eventually.
