Thought i saw granite tops, stainless steel fridge, gas range.... Small, but seemed pretty decent from what i could remember.

I have very similar granite, SUX. Mine is called Baltic Brown. Granite may not be in fashion at the moment, but it will be back. Marble and soapstone, and limestone, for that matter, are far more porous and pick up stains. Granite is far harder and resistant.

Mine's Baltic Brown also. (I think) I had some black granite so I decided to be all 80's and throw in in for the middle part.

Excellent point. Realtors, travel agents and pharmaceutical reps are probably the three least useful/needed professions.

That's barely a high quality 1 carat in a platinum setting. I'm guessing she'll want a multicarat, flawless gem with bagettes in a brand name ring. Maybe sell your house (kitchen included) to kill two birds with one stone?

My answer might surprise you...

 

 

First of all, I have extremely small hands. So anything over a 1 1/2 carats looks ridiculous... even that's kinda too big (my current ring is that size and I hate it).

 

Secondly, I'm really not that into jewelry. Especially rings. I know... :shocking:

 

And third, after finding out about the huge scam De Beers runs in controlling the price of diamonds... I think at this point, I'd rather have a high quality CZ.

All diamonds are ridiculous, and 1.5 carats looks big on most women's hands (batter up!).

 

It's funny how you're extremely sensible with some purchases, but obnoxiously high maintenance with others. I guess we're all like that to some extent; I like high-end sporting equipment, for example.

My father, during the boom, sold a huge house that me and my little sisters grew up in and bought a smaller house in a nicer part of town for him and my step-mom. My Dad did very will, over the years in real estate, and he's a cheap Jew, so he's good at getting the most bang for his buck.

 

He took out a whole wall in this place, made a bigger living room with a huge window, facing the foothills of the mountains. Awesome, great view, more square footage, huge boost in value for the cost.

Hey Old Maid ... I'm only half Jewish ... not really religious. Agnostic/Buhdist. 3 family charitable funds so ... we can spend as much money on whatever we want (what am I gonna make a 4th fund?). No kids. No ex. Live rent free on a 5 acre ranch in Arizona, with a Koi pond.

 

Wanna get married?

 

Can you pretend to be Jewish? I would rake in the wedding gifts if I married a NJG.

The psycho that we were evicting for a rental is out, we're having our realtor assess tonight and suggest improvements to make before we list it for sale. It's an old condo (70s?) with original kitchen, old beat up carpet etc. I'll let you kow what he tells us.

Keeping in mind our place is a studio condo w/ a loft built in the late 70's with an entry level (first time buyer) price point:

 

- Don't bother updating the kitchen. Make the laminate counter look as good as you can, don't change cabinets or applicances. Buyer will take upgrades into consideration when making purchase decision. You'll never get your money back on kitchken upgrades.

- Put in new carpet. The one we have has a pretty bad ripple through it, and has some stains that may not come out. Since your eye draws to the ripple and marks, best to make it look nice and fresh - beige or neutral.

- Patch and paint (touch up) where needed

- Replace glass in a couple windows that have visible cracks. Don't replace windows themselves, you'll never get your money back.

- Bathroom was in fine working order, but needed a re-paint (to white from blue).

- Try to keep furniture as minimal as possible (we have friends who will be living there until the find a house to buy or we sell)

 

That's about it. Make it presentable, neutral and open will the least investment possible.
