I have very similar granite, SUX. Mine is called Baltic Brown. Granite may not be in fashion at the moment, but it will be back. Marble and soapstone, and limestone, for that matter, are far more porous and pick up stains. Granite is far harder and resistant.

First of all, I have extremely small hands. So anything over a 1 1/2 carats looks ridiculous... even that's kinda too big (my current ring is that size and I hate it).

 

Secondly, I'm really not that into jewelry. Especially rings. I know...

 

And third, after finding out about the huge scam De Beers runs in controlling the price of diamonds... I think at this point, I'd rather have a high quality CZ.

All diamonds are ridiculous, and 1.5 carats looks big on most women's hands (batter up!).

- Don't bother updating the kitchen. Make the laminate counter look as good as you can, don't change cabinets or applicances. Buyer will take upgrades into consideration when making purchase decision. You'll never get your money back on kitchken upgrades.

- Put in new carpet. The one we have has a pretty bad ripple through it, and has some stains that may not come out. Since your eye draws to the ripple and marks, best to make it look nice and fresh - beige or neutral.

- Patch and paint (touch up) where needed

- Replace glass in a couple windows that have visible cracks. Don't replace windows themselves, you'll never get your money back.

- Bathroom was in fine working order, but needed a re-paint (to white from blue).

- Try to keep furniture as minimal as possible (we have friends who will be living there until the find a house to buy or we sell)

 

That's about it. Make it presentable, neutral and open will the least investment possible.
