peenie 1,905 Posted January 23, 2024 I haven't read any part of this thread, not even the OP's comment. I know I never wanted to buy a home and enjoyed renting. I'd saved up enough cash that I felt I could take some time off one day and just travel. I figured, even if I owned a home, eventually I'd want to go into some sort of senior living. Why not just keep saving my cash for that day instead of putting all my cash on a down payment for a home? But rental prices kept going up and up. The nicer apartments were very expensive ($2400/mo). Sure, my rent was affordable but that meant dealing with a certain type of neighbor: weed smokers, loud music, people that liked to fight or play loud music at all hours, theft and scary drug addicts and homeless people roaming about. I was getting older and renting seems to be young person's game in Atlanta. In New York or New Jersey, you can rent forever. People will rent in the same building for 25 years. Not so, in Atlanta, people eventually purchase homes. I don't have to worry about rising rent prices or changes of my apartment complex owners. I don't have to worry about nasty neighbors and their roaches. I can exercise and not worry about disturbing the person downstairs. I can decorate my home for the holidays and feed the birds and have peace and quiet or play my music loud (not too loud). I was a renter because of the freedom to move, BUT a young friend (34 years old) purchased her home in 2020 and sold it in 2023 and made a profit of $80K. You can buy a home and sell it and move. It's not the ball and chain I thought it was going to be.

Hardcore troubadour 14,941 Posted January 23, 2024 I think a big factor in this is of course, location. People from other parts of the country don’t know how expensive school and property taxes are in certain parts. Mine are up to 12k combined per year right now. And that’s not nearly as bad as in NJ and closer to the city. My house the next county down, less than 5- 6 minutes away, would be closer to 20k. Now if you have an outdated small ranch in some Shittburgh of let’s say Baltimore, you aren’t paying near that. Just something to consider.

I told you the secret already: 1. Put x percentage of your holdings in a low cost index fund that tracks the s & p 500, between 60-90% depending on your age and retirement horizon. (Less if you’re already retired) 2. Put the rest in a low cost total bond market fund. Or you can use the “default” target retirement funds that you’re dogging, as they basically do the same thing. I find they’re a tad conservative for my taste but if you want to just “set it and forget it” they are a perfectly fine option. You, on the other hand, are needlessly over complicating things. You are very unlikely to beat the market over time and will likely only hamper yourself
