Golf Geeks lets buy a course!

conceptually, i like it.

i could set up food and beverage, then likely hold shares and find my replacement for operations once sops are in place.

 

for me to continue operations, my ideal locations would be either coastal (warm/tropical), or mountains.

It’s probably a losing proposition is why by at 14k per acre for California land the valuables there alone.  I’m assuming fire insurance and water might be quite high.  The closest moderately big city is about an hour away. 
 

for comparison I bought 5 acres in the desert for 150k

a positive is that it is over the hill from sonora and tuolome which are nice

1% I might do.  Something like 25%, probably not.  I have PTSD from an investment gone bad in a remote property, and I'm not likely to do it again, certainly not something as risky as this.

I will say that it is an intriguing apparent value for the land the price.  But it's in the middle of nowhere.  It's hard to believe that a 9 hole course could survive so far from a customer base.  Which appears to be the case, given it's sale and price.

That being said, I would come up and play a round or two to meet bunny's drink girls.  :banana:

I've been to Murphy's and it's a nice little town, this seems like it would be pretty cool. I don't golf tho.

I went to them last year. 

it's interesting getting there because it's down this really long, tiny, residential street. Then you pull into this parking lot, not very big either. The entrance to the caverns is this very steep, skinny, winding staircase. I don't think my husband (6'8" and 290) would fit. But the tour is pretty cool, very low ceilings, walkway is also very narrow.

Golf once a year with buds. My all-time World Record... 122.  Would be worse without the double-par rule.  I look like a golfer - clean cut middle-aged white guy, but I stink.  I've watched Youtube vids, drank alcohol... nothing helps. I think part of the problem is I don't cheat - it goes 1 inch, I count it.

If only the hole size was increased to about a 10 gallon bucket, I might break 100.

I agree with Mark Twain on golf, but that area is spectacular. If you guys go through with this I'll come and buy lots of food and drinks if I ever get back to that area.

a lot of golfers shoot higher than they say if they were really counting everything. I think its pretty common to hit a ball into the woods / fescue / marsh etc where there are no hazard markers, drop where you think it went in and give yourself a one shot penalty (or none) when in reality its 2 shots OR stroke and distance which no one does to save time. Same with out of bounds stakes. 

plus what you mentioned about  1 inch duffs etc.

better off buying or renting a decent sized building and creating an indoor golf space. Trackman simulator bays or private rooms. Putting / chipping green in the middle. $80/ hour for non members, $40/ hour for members. $100 / month membership fee with 24/7 access, a few free hours per month that can roll over.  BYO food and alcohol. Have mini fridges in each room or by the seating areas behind each open air bay.  Same with TVs that people can tune to whatever they want to watch in the background.  If you wanted to you could go liquor license and set up a bar area in the middle with a "cart girl" to go around and take orders.... BYO is simpler though, imho.   Little golf shop area at the front check in desk to sell balls, tees, gloves, and other accessories... stuff golfers will impulse buy on their way out knowing they have a real round the next day. 

the biggest cost of the buildout will be the trackmans, computers needed to handle it, projectors and impact screens. A little more expensive to go individual rooms over open air but the one I go to by me it's just nice to have a private room and only hear your group and what game you have on.

I’m not looking at it to make a fortune. I just think it would be fun and being outdoors is better than being locked in a building all day
