Rule of 150 is a simpler thing to go by if you cant grasp the economics of renting versus buying. It's not universally better to own. You'll need to deduct all the maintenance, property taxes, hoa and other costs of home ownership from your want to be million. If you're carrying a mortgage a good portion of your payment is just as dead money as rent is.

I think this is dated. Biden is going to give George Stephanopolis an unscripted interview this weekend. I think he will cement his position at that point. I also believe that the immunity decision has given him a huge boost.

I don't really care where a receivers QB is rated for fantasy purposes. I think MHJ is in a position to be a target monster in Arizona this season. No one would have rated any Raiders QB very highly during 2023 but Davante Adams amassed 175 targets. I am not suggesting MHJ will get this many targets but the rationale for his fantasy draft capital is similar. Minshew and Pittman... Carr and Olave.... Also, in doing some more reading today, it appears that I was correct in my upstream assessment. The ruling does not say that the POTUS is immune from official acts; it clarifies the definitions of official vs. unofficial, and within official, those which are absolute vs. presumptive. For the presumptive case, there is an additional burden on the prosecution to show that it is not an official act, which is completely reasonable and needed based on the recent lawfare from the DoJ. The Left is not only butt hurt that this delays their prosecutions of Trump, but they also desperately need to flip the narrative from Biden being brain dead. Walla! The message is: Trump will use this to be a dictator and jail his opponents, and SCOTUS is rogue. Also, we need to put Trump in jail and defend our institutions. Soft-minded people are lapping it up.
